Tenants

Having attracted internationally renowned tenants, the first sustainable and digital high-rise building in the country hosts offices of prominent companies, dining and fitness areas, a pharmacy, as well as retail stores of major brands.

The largest Zara and Zara Home store in Greece, with a total area of 5,850 sq.m., operates on the ground floor, the 1st, and the 2nd floors. Similarly, the 1,200 sq.m. JD Sports store by the British giant occupies space on the ground and 1st floors. Additionally, visitors can find a pharmacy of the well-known Papanikolaou Pharmacies chain on the ground floor of the building, at the intersection of Makras Stoas and Hippocrates Streets.

On the third floor of Piraeus Tower, in both indoor and outdoor spaces, a multi-purpose dining area welcomes visitors and tenants with Nice n Easy café, Nice n Easy Bistrot, Majestic, and Cloud 9. On the 4th floor, the Athlesis gym provides personal training services, while a Wellness area has also been created for the building’s tenants on the same floor.

From the 5th to the 22nd floor, offering a 360° view and approximately 1,000 sq.m. per floor, office spaces are coming to life. According to official announcements so far, Dialectica, one of the fastest-growing startups globally and a leading Knowledge Broker in the international market, is establishing its offices from the 9th to the 14th floor. The 15th floor is now home to NorthStandard, one of the largest P&I Clubs with offices covering all major shipping hubs, including Asia, Australia, Europe, and the USA. On the 16th floor, the leading international law firm HFW, specializing in shipping, commodities, energy, insurance, and aerospace, is expected to set up its offices. On the 22nd floor, the V Group of Vyron Vaseiliadis is headquartered. The Group is an environmental organization active in waste collection and management, the production of alternative fuels, renewable energy sources, green technology, and investments, with operations extending beyond Greece to Egypt and the Balkans.

The History

In 1968, under a decree issued by the Junta, the government increased the maximum building height to 24 floors. It was within this framework that the construction of the Piraeus Tower was adapted, commencing in 1972 during the tenure of Mayor Aristides Skilitsis, on the site where the clock and the old central market of Piraeus once stood. At the same time as the Athens Tower, which stands 103 meters tall, was being built, it was decided to create a similarly tall building in Piraeus to house the Maritime Trade Center. The building’s skeleton was completed in 1974. Unfortunately, only the first three floors were utilized, briefly hosting shops, offices, and the Ralleio School. For many decades, the second-tallest building in Greece remained unfinished and eventually abandoned—a “sleeping giant,” as local residents called it.

The Piraeus Tower was left abandoned, becoming a blight on the local community. After nearly 50 years and numerous failed attempts, in May 2019, a public bidding process was announced by Piraeus Mayor Yannis Moralis for the completion and redevelopment of the building.

The project was undertaken by Piraeus Tower S.A., a joint venture of DIMAND, the European Bank for Reconstruction and Development (EBRD), and PRODEA Investments, following the signing of a 99-year concession agreement with the Municipality of Piraeus.

Dimand in collaboration with EBRD and Prodea Investments undertakes the 99-year concession of the Piraeus Tower from the Municipality of Piraeus.
